         Die GWG Städtische Wohnungsbaugesellschaft mbH beabsichtigt, das ehemalige Wohnheim für Pflegekräfte mit 56 1-Zimmer Apartments, zwischenzeitlich genutzt als Büroräume, umzubauen und zu modernisieren. Hierbei sollen vorwiegend 1-3 Zimmer Wohnungen mit einem eigenen Badezimmer und Kochgelegenheit, mit einer Gesamtzahl von 32 Wohneinheiten entstehen. Gleichzeitig wird die gesamte Haustechnik erneuert und das Gebäude baukonstruktiv in Teilbereichen saniert. Die Wohnungen sind frei finanziert.

      4. Description of the procurement:
         

         Bei dem Bestandsgebäude handelt es sich um ein freistehendes, mehrgeschossiges Gebäude in offener Bauweise mit zukünftiger Wohnnutzung, welches Ende der 1960er Jahre errichtet wurde. Das Gebäude besteht aus vier Vollgeschossen und einem Kellergeschoss mit einer Grundrissabmessung von ca. 23,00 x 17,50 m. Das Flachdach liegt über dem 3. OG ca. 11,50 m über der Oberkante des Geländes. Der Gebäudezugang erfolgt von Norden, der zu einem Innenhof ausgerichtet ist und von den weiteren Gebäudeteilen S2, S4 und S6 begrenzt wird.

         Als Vorwegmaßnahme wurde die Altlasten- und Schadstoffentsorgung auf der Grundlage eines erstellten Gutachtens mit einem Sanierungskonzept durchgeführt. Gegenstand des Bauvorhabens ist der Umbau und die Modernisierung des Gebäudes, mit folgenden Schwerpunkten:

         — Fassadensanierung (Fensteraustausch und Betonsanierung),

         — Modernisierung der TGA,

         — Neugestaltung der Wohnungsgrundrisse,

         — Freiflächengestaltung.
